How does the subdivision enquiry process work?

When you make an initial enquiry, we will investigate the site and the feasibility of what you have in mind.  We can then schedule a meeting to discuss the finer points of the project.  Once this is clear, we provide an estimate of our professional fees and the anticipated timeframe for the project, plus an indication of external fees that would be incurred (Council application fees, Development Contributions and LINZ fees). 

How long does a subdivision take?

It can vary.  A small, straightforward subdivision may be complete within 4-6 months, whereas a larger scale subdivision could take a year or more. 

What does a subdivision cost?

This can vary greatly.  Our fees vary based on the type of subdivision, underlying historical survey data for the local area, planning complexities and engineering requirements.  There are also application fees and usually Development Contributions to be paid to Council, plus fees determined by LINZ and physical works.

When do I need to engage an engineer for my subdivision?

If your development requires engineering work such as earthworks, erosion/sediment control,  stormwater or wastewater design, roading or right of way access, you will require an engineer.  They will design, monitor and certify the construction in order to satisfy Council requirements.  We have an in-house Certified Engineer who is able to handle this process.
